CENTRAL PLAZA HOTEL plc. (CENTEL) announces its operating performance results for Q2/2010.

In spite the adverse affects from the serious political unrest situation
and recent rallies during the Q2/10 period, the outstanding Foods Business performance results helped CENTEL to sustain its overall business growth
at 2.4% YoY for this period.

As a result of Thailand's continued political unrest and rallies that occurred during Q2/10, which had seriously negative impacts on all businesses located in and around the Rajaprasong intersection - especially affecting those hotels nearby and causing the number of international tourists to decrease dramatically (ie: 12.9% for the month of May alone), since as many as 40 countries issued serious travel warnings to their citizens about the risks of travelling to Thailand and approximately 10 countries even prohibited any and all travel to Thailand altogether.

Despite this adverse situation, CENTEL was still able to sustain its overall business growth during the Q2/10 period - at approximately 2.4% YoY, with total consolidated revenues of Baht 2,040.5 million compared to Baht 1,992.8 million for the same quarterly period last year. This is primarily due to sustained growth in the Foods Service and Industry sectors as well as being a reflection of the overall positive economic growth for Thailand that was driven by the continued exports growth.

CENTEL's own Foods Business grew by 8% YoY - achieving total revenues of Baht 1,326.5 million (versus Baht 1,227.8 million for the same period last year), mainly due to our sustained proactive marketing and promotions campaigns. As at end Q2/10, CENTEL has a total of 487 QSR outlets - compared to 493 at the end of Q2/09 and resulting from the termination and closure of the Pizza Hut as well as Baskin Robbins ice cream businesses and outlets. The Foods Business Same Stores Sales (SSS) and Totals Systems Sales (TSS) growth for this period was 8.7% and 7.8% YoY respectively.

However, as for CENTEL's Hotels Business during Q2/10 : apart from being adversely affected by the continuing political unrest it was also impacted by the ensuing deep price-discounting campaigns in this business sector; all of which resulted in :

  1. CENTEL's hotels achieving an Average Occupancy rate (AOC) of 48% compared to an AOC of 54.7% for the same period last year - although it still higher than the industry-wide AOC of 39.2%.
  2. CENTEL's hotels achieving an Average Room Rate/night (ARR) that was almost the same as last year's - ie: an ARR of Baht 2,814 versus Baht 2,828 for the Q2/09, or equal to a marginal YoY decrease of only 0.5%.

For the Q2/2010 period : CENTEL's total consolidated EBITDA decreased by Baht 66.1 million - ie: Baht 220.2 million versus Baht 286.3 million for Q2/09, or equal to a DECREASE of 23.1% YoY; while CENTEL achieved a Total NET LOSS for this period of Baht 204.6 million - due to total depreciation & amortisation costs of Baht 299.3 million.

Thus, CENTEL's overall performance results for the H1 (Jan- Jun) / 2010 period were:

  1. Total Consolidated Revenues of Baht 4,565.7 million - an INCREASE of 10%YOY from Baht 4,149.2 million for H1/09; whereby the Hotels Business INCREASED by 12.3% YoY and the Food Business INCREASED by 8.3% YoY respectively.
  2. Consolidated EBITDA of Baht 868.0 million - an INCREASE of 13.9% YoY from Baht 762.3 million for H1/09.
  3. Consolidate NET PROFIT of Baht 1.1 million - resulting from the negative impacts due to the serious political unrest situation during the Q2/10 period.
